Clearance In Front Of Non-ADA Exit Door, R2 Occ.

Anyone out there that can assist with the minimum allowable clearance in front of a non-ada exit door, R2 occupancy?

The door in question serves as the sole entry / exit door for a (600 sf) apartment dwelling unit. I'm looking for the minimum allowable clearance on the interior / dwelling unit side of the door - with the door swinging inward into the unit (i.e., how close can a wall be located in front of the unit's sole exit door, on the interior / apartment unit side of the door?)

I understand it needs to be 60 inches if it were an accessible unit, and want to know the minimum allowable dimension for a non accessible unit.

With regard to Builder Bob's inquiry, the dwelling unit in question is part of a small mixed use project - still in the early design phase. The configuration of the building is ground level retail, and 18 units of apartments on floors 2 through 4 (six units per floor, all about 600 sf.) The units are all accessed via stairs, there is no elevator planned currently, and there are no ground level dwelling units. Floor 2 is about 12 feet above the first floor / ground floor.

I can't find anything in the code that indicates any of the dwelling units need to be ADA compliant. My understanding is the existence of an elevator triggers ADA compliance, unless the building has ground floor dwelling units, or has more than 20 dwelling units.

Can someone advise if :

A. I'm missing something RE the ADA compliance issue, whether any of the 18 dwelling units on floors 2-4 need to be accessible (or whether I need to provide any at grade / ADA compliant dwelling units?) In this particular location at grade units are not desired / desirable (small site, busy street, building edge right at sidewalk.)

B. The above described building configuration changes your opinion RE the minimum allowable clearance in front of the entry / exit door serving the non-ADA dwelling units?

Best practice consideration; why would you want to limit yourself to 3'? How do you expect to move in furniture? Ever try to rotate a queen size mattress or a frig in 3'?
Use 4' min. and plan accordingly or don't put a wall opposite the door.
