I have a building 5B, 2 story fully sprinkled. It's a 200 year old brownstone. The owner leases the below ground floor to a small company(2500 sf), the main floor the owner operates his business(2800 sf office) the 2nd floor is a residential apartment.

Owner is having trouble making ends meet and would like to condo the building(3 condos). What code implications are there?

This is a new one to me...

As Mark stated, occupancy separation is an issue along with separating the utilities(electrical).

Utilities do not need to be separate, not a code issue.
 
What Mark Said- One person can own the Empire State Building or 80 people can own a single family dwelling the code issues are the same and have no effect based on ownership... except maybe when you have to correspond with the ownership ya might be using a few extra stamps.
 
Whatever you do, don't try to make them into a live/work unit and apply the IBC and IRC if the 2012 code is adopted. If that happens, take the closest, large bore weapon and point it toward your foot.
