Covered Patio Floor Area

Greetings Everyone!

I am trying to determine if a covered patio is part of the floor area. Gross vs net make a difference?. LA city ordinance 184.802 states only a lattice patio is excluded from floor area calculations.

I am attempting to refinance my home and the bank appraiser excluded the covered patio which was permitted 30-40 years ago. Where can find defined answers to this questions? The ordinance i referenced was final and drafted in 2017 but seems a bit vague an undefined. HELP!?
 
Check with the county tax accessor to see if it was added to the roles, if you pay taxes on it you win.

I am thinking the bank appraiser excluded the covered patio, is the one to ask!!!!

Where is that person getting the definition, as far as appraisals!!!

The Building code or other similar, may not apply
 
You should be able to hire your own appraiser


Did the bank man come onto your property and look at the patio??
