The project is proposed as a 12 unit condominium, type 5-A construction, sprinklered NFPA13R. It will be designed under 2012 IBC. The owner is considering placing a 2,100 s.f. deck on the roof for the residents use only. It would be the only use on the roof and too large to meet the definition of an accessory use by my reading of the code. What is the use per the code and which factor is used for calculating occupancy?
