I have a situation where three existing buildings on three separate lots are all built with no fire separation and non rated walls with openings (2 lots in front and 1 in back). All are built to the property line or within 6' of the adjacent buildings.
One building has been vacant for many years and a non profit organization wants to purchase the building and open a planned parent clinic.
Can I allow a change in occupancy for a building with this kind of existing condition?
What should I do with existing nonconforming conditions like this?
Are these all grandfathered as existing prior to the adoption of the code?
