Exterior Stair Dimensions in R-2

Do you see anything wrong with this stair layout? Other than the fact that it can't be built to three decimal points of accuracy : )

This is a small R-2 in CA, four stories tall, less than 50 occupants per floor. It's exterior and the secondary egress stair from the building. Treads and risers meet code. Assume heights of guardrails and handrails are correct.

1011.6 calls for a minimum landing depth equal to the stair width but not less than 48".

A couple of questions in particular:


1. Can the door maneuvering clearance requirement of 11B-404.2.4 of 5' have the handrail encroachment?
2. Is the door maneuvering clearance requirement of 11B-404.2.4 applicable here?
2. Is the 36" intermediate landing allowed?

This was approved by the local AHJ.

Yes. In the down direction, the upper (right-hand) run extends on tread beyond the first riser of the lower (left-hand) run. It should be just the opposite. As drawn, building the handrail to be continuously graspable will be VERY difficult.
