Fire wall between an aircraft hangar and R-2.

Is the fire wall between a hangar and an R-2 a 2 hour wall per 412.4.6.2, or a 3 hour per table 706.4 for an S-1 in the 2009 IBC?

Is this a conflict between a specific requirement and a general or is there something else that I am missing?

Keep in mind this wall will establish two separate buildings for area limitations.

The R-2 is for pilots sleeping quarters and I can't use any provision of NFPA 409 unless referenced in the IBC or IFC.
 
I take it doesn't fall under "residential hangers"?..the 412.4.6.2 is only separating hanger fire areas IMO and giving a break....Mixed uses would be per 508 I believe it is now...(302 in mine) but keeping in mind the specifics of separating heat with 2hr...And hangar fire area.....And most restrictive stuff I think I would say 2hr..

Missed the "2 separate buildings"....3hr firewall depending on construction type

It is not a residential hangar. This is for a commercial transport. 706.4 and 707.3.9 both require a 3 hour wall for these uses. What is the intent of 412.4.6.2? Is it just for the separation between hangars to limit fire areas to less than 12000sf but not between a hangar and other uses?

This is actually an addition of an R-2 type VB construction to an existing Hangar type IIIB. In addition to the change of use, they are changing the type of construction from IIIB to VB with the fire wall.

Also, how is structural stability determined? Is this actually the same as the old area separations walls we used to do made of light framing and gyp board or does this mean a CMU or concrete wall tied to its own footing?

Can an architect spec a detail for an area separation wall from a gypsum manual to serve as a fire wall and it is acceptable?
 
412.4.6 Fire suppression. Aircraft hangars shall be provided with a fire suppression system designed in accordance with NFPA 409, based upon the classification for the hangar given in Table 412.4.6.

b. Groups shall be as classified in accordance with NFPA 409.
 
It is my understanding that a group III type IIIB Hangar does not require fire suppression in accordance with NFPA 409 unless it exceed the 12000 sf limit shown on the chart. And even if over the 12000; the only NFPA 409 standards that are enforceable are those pertaining to the fire suppression system design. 409 is also used to determine the group classification. I believe these are the only items that can be enforced in NFPA 409 under the IBC.
 
The key to your project is that you have a Type IIIB building (Hanger) and a Type VB building (Dweelling Unit)... regardless of occupancy classifcation, you need to create a fire wall to seperate construction types (buildings); Table 706.4 would require a 3 hour fire wall between S1 and any other occupnacy since this is the most restirctive
