Overview:
For the first time, California has adopted a code based upon the International Residential Code (IRC).
Not only were there substantial changes between the 2006 and 2009 editions of the IRC, but California
also adopted significant amendments and added limitations to the prescriptive aspects of the code.
Now designers will use two separate building codes for different aspects of the same project. There are
changes to the rules for permitting, seismic design, live loads, story heights, exiting, stairs & landings,
handrails & guards, safety glass, smoke alarms, carbon monoxide alarms, fire sprinklers, protection from
decay, habitable attics, crawlspace and attic ventilation, foundation design and reinforcement, bolting,
floor and wall framing, wind design, wall bracing, masonry veneer, stucco, roof framing, trusses, roof
coverings, fireplaces, and much more. Additionally, California has adopted the nation’s first mandatory
Green Building Code, plus updated Building and Energy Codes, all of which also affect the Residential
Code.
This seminar will clarify the maze of new requirements. Presented in a manner that shows the context
and application of each new rule, the seminar will guide participants through the nonstructural and
structural aspects of the code, highlight the overlaps with the Energy and Green codes, and provide
relevant context and details to aid in the understanding and application of these new codes. Participants
will also receive a handout that includes a detailed 200-item cross-reference of significant changes across
the last three code cycles in California.
About the Instructor:
Douglas Hansen is the principal author of the Code Check series of field guides to building codes, with
over 1 million copies in print, and the author of Electrical Inspection of Existing Dwellings. For several
years, he taught residential and commercial electrical codes at
the College of San Mateo. He provides seminars around the
country on building and electrical codes, construction defects,
and inspection techniques. He has authored dozens of magazine
articles and over 20 books. He holds a general contractor’s
license and several ICC inspection certifications. He has served
as an expert witness in over 150 cases involving contractor and
inspector standard of care, building codes, construction defects,
and disclosure issues, and has testified in Superior Courts in
several counties. He is a member of the Western Construction
Consultants Association, ASHRAE, ICC, NFPA, IAEI, ASHI,
CREIA, & IAPMO. In 2010 he became a director of the
Building Standards Institute, which publishes the California
Building Performance Guidelines. He currently chairs the California Residential Code committee of the
Redwood Empire Association of Code Officials. He is a recipient of the CREIA John Daly and Bob
Reeds awards and the ASHI Phil Monahon and John Cox awards.
