Hi everybody

any help would be appreciated I’m looking to get a new main roof installed on my house.
It currently has the original slate roof which has leaks in it and has no breather membrane underneath the tiles,

I have been quoted a range of different prices from 6k-18k. Could anybody please advise a rough quote of cost,
The things I would want in the roof are Redland 49 tiles, a breathable membrane, channelized battens, a dry verge system,

and a bonding gutter system between my new roof and neighbor's roof.
The house has a flat roof along the side and back of the house so less scaffolding is needed.

Any advice would be helpful thank you I have added pictures to describe I live in Harrow London house is semi-detached

thanks in advance for any help

Very few if any members here will be able to give you a good price estimate because almost everyone is based in the US and overseas projects normally have a very different cost structure.

ameliasolis, ** Msradell ** is correct in his statement !

Some recommendations: Shop around and talk to others in
your area who have residential roofs replaced recently ( i.e. -
the last 6 months or so )..........Market prices here in the U.S.
vary greatly, because of price increases in materials & labor.

When you contact a roofer, have all of your requests \ requirements
in writing, to provide to them, so that they can determine a price.

Every quote \ estimate that you receive should be in writing,
with everything that you want listed on it........It should also
list the time frame that the quote \ estimate is good for.

Another thing to obtain [ in writing ] is the roofer's warranty
on what they install........After the roof is installed, how long
will the roofer stand by their work [ i.e. - 1 year, ...2 years,
...other, ? ]........Also, how long is the manufacturer's warranty
on the products that the roofer has installed. EXAMPLE: I had
my residential roof; here in the U.S., replaced 2.5 years ago,
with architectural style asphalt shingles, and a new underlayment.
The roofer provided me with a 2 yr. warranty on his labor & a
50 year transferrable warranty from the manufacturer, ...for
$$$.........In today's market, in my area, ...the same roof would
cost me at least twice the amount I paid.

Get everything in writing and ask questions.........Once you
do this, you'll find out pretty quickly who is reputable and
who is not.

I hope this helps !
