How to calculate openings for table 705.8 and exceptions

I have a ziggurat shaped office building (with a residential penthouse suite on top floor). I need to see if I meet the requirements of table 705.8 but nowhere is explained what surface area to use to find out how much of that area is window. Every floor has protruding balconies and I have one exterior wall that's 2 floors high at 14' from lot line. The wall is basically all glass except for the slab and corner columns. How do I measure the area? Do I have to exclude slabs which extend closer to the lot line? It doesn't look like I'm going to meet the requirements - is there an exception? I heard you could add sprinklers outside to remove the requirements - is that true and where can I find the exception? Thanks

705.8.2 Protected Openings
Where openings are required to be protected, fire doors and fire shutters shall comply with Section 716.5 and fire window assemblies shall comply with Section 716.6.
Exception: Opening protectives are not required where the building is equipped throughout with an automatic sprinkler system in accordance with Section 903.3.1.1 and the exterior openings are protected by a water curtain using automatic sprinklers approved for that use

So that's an exception for fire rating on the windows but that still means I can't have 90% glass on a exterior wall 14' away from a lot line right?
 
Table 705.8 only applies to the walls within 5 feet if it is a ziggurat shaped building, that means, depending on the angle of the wall, only the first floor needs to be addressed. the other floors are set back beyond the tables scope.
 
Ok then how do I calculate the wall area at this L shaped lot. I moved the 14' wall to 15'. Do I only include the wall area extended from the corner outward like shown in the image here (what about the blue question mark area?):
And can I only include the wall area shown in blue here or green? What about the red question area beyond the lot line corner?:
