I-3, Condition 1, Residential Re-entry Center = R-2 Occupancy Group

I am currently working on a preliminary review for an I-3, Condition 1, Residential Re-entry Center to be classified as an R-2 Occupancy Group (2006 IBC & ICC/ANSI A117.1-2003). In terms of accessibility, I believe I understand my accessilbe entrance (each dwelling/sleeping unit) and route requirements, however, I am unsure about whether or not I am looking at 1107.6.2 correctly. They will have 100 units in the facility, which I believe will be a one-story facility, and therefore none of the general exceptions in 1107.7 would apply. I am calculating at least 5 accessible units with a minimum of one unit having a roll-in shower. Will I need visual and audible alarms in these rooms as well? Anything else I might be missing? There will also be general shared areas, such as a vending lounge, catering kitchen, offices and conference/classroom. These areas shall conform with Section 1109 too?
