I am looking to clarify the water closet fixture count.

Church being converted into a Child day care facility with a 100 maximum occupant load.

I-4 Use Group

  • Water Closets are 1-15
So we divided the 100 by 2, 50/50

If we do (3) water closets in a Female bathroom for a count of 45, and then (3) water closets in a male bathroom for 45, can we then do (1) unisex bathroom for the remaining 10, which applies to 15 in reality for 105 or do we need to do 4 and 4 for 60 each because of the round up?

[P] 2902.1.2 Single-user toilet and bathing room
fixtures. The plumbing fixtures located in single-user
toilet and bathing rooms, including family or assisted-use
toilet and bathing rooms that are required by Section
1110.2.1, shall contribute toward the total number of
required plumbing fixtures for a building or tenant space.
Single-user toilet and bathing rooms, and family or
assisted-use toilet rooms and bathing rooms shall be identified
as being available for use by all persons regardless
of their sex.
The total number of fixtures shall be permitted to be
based on the required number of separate facilities or
based on the aggregate of any combination of single-user
or separate facilities.

I'm sure it is getting tweaked, but basically you cannot double count them..2018 Commentary...

Fixtures located in single-user and family or assisted use
toilet facilities or bathing rooms in assembly and
mercantile occupancies are allowed to contribute to
the total number of required fixtures for the building or
tenant space. After the calculations in Section
2902.1.1 are performed, the quantities of male and
female fixtures are known. Where single-user toilet
facilities are chosen for the location of the fixtures, or
where family or assisted-use toilet facilities or bathing
rooms are required by Chapter 11, the fixtures in
those rooms reduce the quantity of either male or
female fixtures that need to be located elsewhere in
the building or tenant space. Although such toilet
facilities and bathing rooms are usable by either sex
(as the last sentence of this section indicates); the fixtures
in those rooms cannot be “double-counted” to
result in an overall reduction in the required quantity
of fixtures for the building or tenant space.
 
There is also a good arguement with the fixture count/ potty parity numbers being equal, if they are all unisex, then you should be able to use 7...
