IBC 508.3 - Nonseparated Occupancy Question

Hello,
I don't quite understand the concept of 508.3 Nonseparated Occupancies so looking to gain knowledge here.
Project is a 2 story Type II-B, fully sprinklered Self-Storage & Wine / Art Storage Building.
IBC 2021 is code reference.

First Floor Occupancy:
S-1 Storage 43,392 S.F.
S-2 Parking Garage 16,215 S.F.
M Sales Room 1,299 S.F.
A-3 Display Room 1,053 S.F.
Total S.F. = 61,959 S.F.

Second Floor Occupancy:
S-1 Storage 62,000 S.F.

Building Total S.F. = 123,959 S.F.

Per 303.1.2.1 Small assembly spaces, Display Room is not an assembly occupancy but an accessory to S-1 as occupant load is less than 50. (Table 1004.5 Assembly, Exhibit Gallery & Museum, 30 net OL factor).

Per 508.2.3 Allowable Area, Sales Room is an accessory to the main occupancy of S-1.

So for 508.3, Nonseparated occupancies, I should only consider S-1 and S-2, picking the most restrictive of the 2 occupancies.
Or should the A-3 and M occupancies be included?

Small assembly spaces of no more than 750 sq. ft. or have an occupant load of less than 50 are not assembly occupancies. Therefore, they are considered either Group B occupancies or part of the occupancies in which they are located--not Group A occupancies.

If the Group M occupancy is less than 10% of the floor area where it is located, then it can be considered an accessory occupancy. It is still classified as a Group M occupancy but is not considered when calculating allowable height and area.

That leaves you with the Group S-1 and S-2 occupancies. If you are using the nonseparated occupancies method, then Group S-1 will be the most restrictive of the two, with an allowable height of two stories and a tabular area of 52,500 sq. ft. Therefore, you will need a frontage increase of not less than 55% to obtain an allowable area of 62,000 sq. ft.

However, if IBC Section 507.5 were to apply, allowing the building to have an unlimited floor area, everything I mentioned above would all become unnecessary.
 
FYI: You should review IBC Chapter 9 for what might be required due to the size and multiple non-separated uses within the building.

508.3.1 Occupancy classification.
Nonseparated occupancies shall be individually classified in accordance with Section 302.1. The requirements of this code shall apply to each portion of the building based on the occupancy classification of that space. In addition, the most restrictive provisions of Chapter 9 that apply to the nonseparated occupancies shall apply to the total nonseparated occupancy area.
