Interior Atrium Space in Dormitory

Hello all,

I am currently working through some concepts for a 50'-0" W X 90'-0" L dormitory building and was trying to make a shared atrium (enclosed shared open space) in between 2 linear wings of spaces work. However, I'm finding that in the IBC, the requirement to have 10'-0" clear space between an egress balcony and an adjacent wall (inside the atrium) need to be 10'-0" apart, and between 2 egress balconies, 20'-0" space apart is needed: My question is, does this type of space seem to qualify as an enclosed mall space? if so, then there would need to be 20'-0" min spaces between the 2 wings. If qualified as an atrium space and not mall space, then I could get away with 10'-0" space between the two walls of the wings?

Please let me know your thoughts,

Yes, one building, on the same property. At the end of the day, there may not be enough space for the actual dorms.

5 floors total. Yes, please see the following section:

"1019.4 Location.

Exterior egress balconies shall have a minimum fire separation distance of 10 feet (3048 mm) measured from the exterior edge of the egress balcony to adjacent lot lines and from other buildings on the same lot unless the adjacent building exterior walls and openings are protected in accordance with Section 705 based on fire separation distance."

Ok but the original post sounds like you have an indoor either atrium question or indoor exiting question not outdoor?

Do you want an enclosed atrium in the middle of this building?

Any conceptual drawing you can post
 
Thanks it seams that the section 404 for atriums applies here.

Therefore, it seams the concept of the plan I attached in the previous reply could work because the cascading stair case is not an egress stair, and the resident rooms at the tops and bottoms of each wing would have a corridor leading to the rooms with 2 hr rated walls (adjacent to the atrium).
 
as long as you meet all the atirum requirements also!!!!

It's not clear as to whether or not the "atrium" is enclosed. If not, then it is not an atrium, but a court. If it really is an atrium, then the egress balcony requirements do not apply.
