I have a business in town looking to purchase a large warehouse that has offices in the front. The company is a moving company that at times houses customers furniture while the next location is being prepared. The warehouse area is not open to the public and strictly used by employees. The space is approximately 13,000 sq ft. Is there anything that would exclude , outside of fire separation, a sprinkler system? Could the entire occupancy be classified as a B because of the front offices?
 
Don’t know what city you are in, but 10-12 yrs ago a furniture store caught fire in Charleston, no sprinklers, several fire fighters were killed. Moving storage is about the same thing, i’m not sure you would want to propose no sprinklers.
 
Not sure you can avoid it, even with separation. The max. area for an un-sprinkled S1 with upholstered furniture and mattresses is 2,500sf². Not sure if this is a change of occupancy or just ownership. Look to the IEBC for specifics.
 
The building was originally built as a storage warehouse for a beer manufacturer. A church has occupied the space for some time "illegally".
