Marina Comfort Station - Occupancy Classification?

I'm having a tough time determining the occupancy classification of a new free-standing comfort station at a county park marina. The building has (1) male and (1) female multi-user toilet room with (2) showers each and a family use toilet room. Any recommendations are appreciated.

Why not U?

312.1 General. Buildings and structures of an accessory
character and miscellaneous structures not classified in any
specific occupancy shall be constructed, equipped and maintained
to conform to the requirements of this code
commensurate with the fire and life hazard incidental to their
occupancy. Group U shall include, but not be limited to, the
following:
 
I vote for U. I assume you are the design professional and not the plans examiner.

I thought about U, just seems like if the sq ft works out it would be easier to call it accessory use to the Marina, which sounds like a B.

Of course I am retired, brain doesn't pick up all the details like I used to.

Please explain. I used to be a boater. I kept my boat at a marina for several years. The only part of a marina that I could see being a B occupancy would be the business office. They also had a retail store (M), a repair shop (probably F-1), a restaurant (A-2), and a bunch of fixed and floating docks that might or might not even fall under the building code.

Relax, I was merely thinking of the Business end. Fine, call it an M.

I was pointing out that my thought goes more towards accessory to the main use.

Which was actually the question in the OP.

I'm too old for this crap, that's why I retired.............
 
What occupancy group would you call a parking lot? Not a "structure" right, so not classified? What about a parking garage? A Marina is a structure, is it regulated by building code? There's a whole section on Marine Oil Terminals, but nothing on Marinas. I think it's clearly accessory to the Marina, but if that doesn't have an occupancy classification, I think you have to go with U.

That thread likewise degenerated, and a good time was had by all.

Our firm has done several park restroom structures for a single city. Many of those buildings also had a concession stand for the nearby ballfield, or a maintenance garage/office. As a result, the building official became accustomed to calling the building a "B" occupancy, and the restroom was a "B" accessory. On later projects where it was restrooms-only, the habit stuck and he still called it "B" Occupancy. I would have called it "U" for restrooms only, but it wasn't worth the battle.
