Max Number - Accessible Means of Egress

Type V-B fully sprinkled 178,000sf Warehouse building with Group B and S-1 occupancies. Multiple (16) egress doors located around the perimeter. 38,000sf office at one end of building.

IBC Section 1007 indicates "Where more than one means of egress is required by Section 1015.1 or 1019.1 from any accessible space, each accessible portion of the space shall be served by not less than two accessible means of egress."

The Code Commentary follows that up stating, "In new construction and additions, accessible means of egress are required in the same number as the general means of egress, up to a maximum of two"

Commentary further states, "The number of exits or exit access doors is based on occupant load; therefore, no matter how large the total occupant load of the space, two fully complying accessible means of egress are considered to provide sufficient capacity for those building occupants with a mobility impairment"

Can one assume then that travel distance restrictions do not apply to the accessible means of egress? In other words, in a 178,000sf building, you could have just two accessible exits 800 feet apart, as long as you have sufficient non-accessible compliant exits in between?
 
I agree, that's how it reads.

However, the Code is the minimum requirement. Feel free to make ALL doors accessible.

507.3 Sprinklered, one story.

The area of a Group B, F, M or S building no more than one story above grade plane of any construction type, or the area of a Group A-4 building no more than one story above grade plane of other than Type V construction, shall not be limited where the building is provided with an automatic sprinkler system throughout in accordance with Section 903.3.1.1 and is surrounded and adjoined by public ways or yards not less than 60 feet (18 288 mm) in width.
 
just to add to the conversation, Yes only two accessible exits are required; However, the accessible routes would have to have signage installed to indicate the accessible exits and non-accessible exits in the building.

IBC Section 1110.2 Directional signage.

Directional signage indicating the route to the nearest like accessible element shall be provided at the following locations. These directional signs shall include the International Symbol of Accessibility:

1. Inaccessible building entrances.

2. Inaccessible public toilets and bathing facilities.

3. Elevators not serving an accessible route.

4. At each separate-sex toilet and bathing room indicating the location of the nearest family or assisted-use toilet or bathing room where provided in accordance with Section 1109.2.1.

5. At exits and exit stairways serving a required accessible space, but not providing an approved accessible means of egress, signage shall be provided in accordance with Section 1007.10.

Yes, the Type V restriction is only when associated with Group A-4. While commentary is not code, it clarifies, "For Groups B,F,M and S, this section may be applied to buildings of all construction types; it is not limited to noncombustible construction only."

That's what I get for reading fast....My bad....Never had a UL combustible building..........Oh, that is why....CT amended that section.....If you are not in my state you are good....

Exceptions:

1. Buildings and structures of Type I and Type II construction for rack storage facilities which do not have access by the public shall not be limited in height provided that such buildings conform to the requirements of this code and NFPA 13-02.

2. In occupancies in Group A-4, the automatic sprinkler system shall not be required in areas occupied for indoor participant sports such as tennis, skating, swimming and equestrian activities, provided that exit doors directly to the outside are provided for occupants of the participant sports areas and the building is equipped throughout with a fire alarm system with manual fire alarm boxes installed in accordance with Section 907.
 
Make you a potential target? It depends, is building accesible to and useable by the general public? Even if not, employees would "need to know" where the exits are.

Does ICC also require signs indicating non-required exits as inacessible?

If it has an EXIT sign, it needs to be accessible or signage indicating.....

1007.10 Directional signage. Direction signage indicating the location of the other means of egress and which are accessible means of egress shall be provided at the following:

1. At exits serving a required accessible space but not providing an approved accessible means of egress.

2. At elevator landings.

3. Within areas of refuge.
