Hello-
R-1 occupancy, 3 stories above grade, VB construction, 13R sprinklers

Per Table 705.5 (2021): At +10' of fire separation distance, VB exterior walls do not require a fire rating.

Per Table 705.8, from 10' to 15' of FSD, allowed 15% UP/NS opening area, and 45% P area.

Looking at the requirements for opening protection in 716, there's no fire window assembly protection rating needed for an unrated wall (which makes sense).

I've not found anything leading me to believe that windows, 10-15' from the property line, need to meet any kind of rating.
So despite the fact that 15% is the listed limit for unprotected openings, I believe in this instance I'm allowed to go to 45% area with unrated glazing.

I'd like to know if anyone sees this differently or believes I've missed something.
Thank you -

See 705.8.1 Exception 2. The allowable unprotected opening area is unlimited in an exterior wall that is not required to be rated.
