Maximum Floor Area for Townhouses

Hello,

I am doing a code review for a townhouse project in NJ (IRC 2018). One of the reference projects that I am using is an older project, from 2007. It has a note that reads, "As per R300 of IRC, maximum floor area per floor shall not exceed 4800 SF per building section."

I reviewed the IRC and the IBC, but I don't see any limitations on floor area other than those in Table 506.2 of the 2018 IBC, which doesn't pertain to the townhouse group. Any idea where this note may have come from? Perhaps an older code version? I'd like to delete it, because I can't verify it.

Also, related to the townhouse group, I thought it was R-5.... I thought I recently read that it was R-5 in IBC Chapter 3, section 310.6. But between then and now (only a month or so), section 310.6 seems to have disappeared.

Was I hallucinating?
 
It appears that the NJ 2006 IRC had an amendment that created a Section R300 (Section R300 does not exist in the ICC IRC). I checked the 2018 NJ IRC and it has the same amendment.
 
The 2018 NJ IBC does have a Group R-5. Make sure that you are looking at the amended edition for New Jersey and not the unamended (i.e., as-published) edition from ICC.
 
These might be NJ amendments.


R300.1 limits the IRC to 4800 SF per floor.

You're right. Somehow I had lapsed over to the generic versions of IBC and IRC. I have them favorited now so that I don't do that again. I really do not like the ICC website.
