Measurement of Yard (Open Space) - Unlimited Area

Thank you in advance for providing insight on the hypothetical project I have created. Please consider the site plan sketch with the following assumptions: 1- All adjacent properties are privately owned (not to be considered public ways). 2- Only one of the buildings will be built. 3- No setbacks from property lines are under consideration. 4- The building meets all other requirements of 507.3 and is large enough that unlimited area is needed to comply with IBC 2018.


My question: Which, if any, of the three methods of measuring 60’ clear open space is acceptable and meets the requirements of 507.1 and 507.3? I am confident that Building 1 illustrates that the open space is provided. I do not feel that the open space around Building 3 illustrates compliance.

It seems to me that the scenario of Building 2 does comply with the open space requirements. However, the IBC 2012 with Commentary has a sketch that adds confusion. The sketch shows the open space extents similar to building 1, but the 60’ measurement implies that the extents is allowed to be a 60 radius from the building corner.

I'm interested to hear your interpretations.

I would agree that building 2 is correct, the code sketch is a typo. Geometrically impossible.
