Medical gas room

Given a medical gas interior rated storage room, with an amount of compressed gas (O2) exceeding the IFC t105.6.8 permitted amount (504cf), but not exceeding the limit per control area per IBC 307.1(1). Unsprinklered building, single story, VB building, 2018 I-codes.

1) IBC 427.2.2 requires a gas room to be provided with an automatic sprinkler system. In an unsprinklered building I assume a limited area sprinkler system could be provided per 903.3.8 or an alternative system per 904. Are those correct assumptions?

2) Must the fire barriers extend to the underside of the roof sheathing above? I see no exception that would permit termination at a horizontal assembly installed below the roof. (I assume it is designed this way to allow duct to pass over the room, instead of routing around it or using fire dampers).
 
Usually a single sprinkler head fed from the domestic water supply will suffice

903.3.8.3 Piping arrangement.
Where a limited area sprinkler system is installed in a building with an automatic wet standpipe system, sprinklers shall be supplied by the standpipe system. Where a limited area sprinkler system is installed in a building without an automatic wet standpipe system, water shall be permitted to be supplied by the plumbing system provided that the plumbing system is capable of simultaneously supplying domestic and sprinkler demands.
 
Yep, I read that, just want to make sure that a limited area sprinkler can be used any time a specified requirement exists when the building does not have and is not required to have a complete system. I assume an alternate could also be used?
 
We have found after talking with the DR's and office staff that they have way more on site than they can use in 6 months because that is what the medical gas sales staff told them they need
 
This is a veterinary facility. They do have a lot on site relative to other veterinarian facilities I have seen (hence the questions), but it is a surgical office, so maybe they do need more than a normal vet office.
