Mercantile Occupant Load / Showroom Warehouse

Hello All

2018 IBC, Harris County TX

I have an existing non-sprinklered warehouse (CMU construction) 8,000 SF that will be comprised of 2,400 SF of Office (Business) and 5,600 SF of Showroom (Mercantile) for glass & metal storefront systems (showcasing material & color options). It'll be a fairly sparse warehouse showroom, so the 60 gross occupant load seems excessive. Can any of the open warehouse area be classified as Mercantile Storage (300 gross) or Warehouse (500 gross)?

There will be a physical mtl/gyp wall with two doors between the Offices and the Showroom (Warehouse). No fire separation between B & M required.
