Mim. plumbing fixtures

Looking at a one story A3 building with one rest room for each sex. Both are accessable with only one water closet and sink in each. This will meet the mim. amount of fixtures required in ANSI but IPC table 403.1 requires more reg. fixtures. They are telling me that there are more rest rooms within 500' in a existing building next door that is in the site. This is allowed be IPC 403.4.1.

Do I now have to see that the rest rooms in the existing building has the mim. amount of fixtures plus the added load from the new building? Don't know anything about the existing building.

Moved this to commercial plumbing.

If they are using the building next door within the travel distance allowed they must show

1. Maximum travel distance

2. The existing building will be open for use while the second building is open

3. The existing building is under the control of the second building occupants

4. The existing building has the additional fixtures to allow the additional occupant loading

There could be more but it's late.

Rick, I'm not sure which "ANSI" you're using but the A117.1 doesn't indicate numbers for fixtures; the Plumbing Code does.

If you can make the travel distance like pyrguy says, then the new fixtures should work - provided the total number of plumbing fixtures meets the requirement for the total area/occupant load of both buildings.

pyrguy points out the biggest issues. Don't let them take credit for fixtures that are not under their control (Hey, go next door and use their restroom!) or fixtures that are in facilities with different operational hours (A3 occupancies often stay open later than other occupancies).

Then... Have them re-submit with a site plan indicating the other facility, the accessibile route to it, and a distance calculation. Also, re-check the required fixture count for BOTH facilities.
