Hello All! My name is Eric. A little background, I ran an ISP just out of High School, worked on a farm for a few years, worked construction for a few years, and have spent the last 13 years in the oilfield. I have always been a DIY type of person. Jack of all trades master of nothing. Anyways.... I have been thinking about a fun project to occupy my spare time. I thought about building a plane, but I have kids and I do not want to die in a homemade plane. Then thought about another Jeep but over and over these have proved to be a major money pit for me. Finally I have decided to buy a lot and build a duplex for a rental. I expect to have a lot of questions and I hope that i will be able to find some help on this board. I will be sharing plans and drawings as this project progresses. I have a fairly detailed floor plan as well as elevations and cross sections drawn. Please do not be afraid to critique my drawings. Tell me where I am wrong, ignorant, stupid, I want to build this correctly. I do not want to be wasteful or do things that are unnecessary.

1. What state are you in??

2. Do you plan to build with in incorporated city limits??
 
ISP = Internet Service Provider.

I am in Michigan. Grand Traverse County, Green Lake Township. Town of Interlochen.

No I do not believe that the the Duplex will be considered inside "Incorporated city limits"

Should have been more specific.

I believe our codes are Michigan based with some variables for roof snow load and insulation based on zones. Mine is 6A.
6A refers to Climate Zone for Chapter 11 (energy conservation) compliance. Ground snow load varies by county and sometimes township. OP location is 60# ground snow load.
