NFPA Types of construction

Although I am away from my code books this weekend, I remember looking at the NFPA 101 Life Safety book and struggling to find out the difference between the following three types of construction:

Type II (000)

Type II (111)

Type II (222)

Yes, I know that various height restrictions apply to each of those. But I am dealing with a simple one story auto dealership with 24,000 S.F. and I need to designate one of these classifications. The building will be fully sprinkled and compartmentalized into two separate areas. Mercantile (M) versus engine repair (S1)
