If you have a mixed occupancy building of type II-B with I-4 and B, you are allowed to be non-separated if the entire building meets the requirements of I-4 in construction type II-B, correct?

You don't have to meet the requirements of the I-4 use in type V-B construction?
 
For the first part of the question....I don't believe there is anything specific to require separation like there are for other I uses and R uses....So mixed non-sep could be possible...

For the second part, not sure what you mean about not meeting I4 in VB?
 
For non-separated mixed uses, the allowable building height and area are determined by the requirements of the most stringent of the mixed uses involved.

Once the height and area have been settled, issues such as exit access travel distance, number of exits, etc., and determined for each of the mixed use areas independently, according to the code provisions applicable to the respective occupancies.
 
If you have an II-B shell with wood stud partitions then the building is actually a V-B.

If it meets all the requirements of II-B then you don't have to worry about V-B height & area limits.
