Occupancy classification?

New PEMB building, unconditioned, no utilities, used for storing grounds maintenance equipment storage. Curious about the different ways I see this classified?
 
S1 is my take, but I am seeing U, and sometimes S2. All have elements that fit, but not neatly. I think they shy away from S due to accessibility where U sometimes gets a pass.
 
Pre-Engineered Metal Building, as a storage shed could be an S or U..... DEPENDS, Does it contain hazardous materials?

  3. Paints?

Is this new PEMB accessory to another building on the site? If so I would go U, if its the only building on the site seems more like a S-1.
 
Grounds crew, so mowers, trimmers, tractors etc. It is on a school campus, but I don't know if I would consider it accessory to the main function of the group E, but I suppose it is accessory to the grounds. But more of a general question as I see it classified in any of the same three ways identified in the responses. I would entertain any of them....if they bothered to propose one in the first place.

I would say they have to propose an occupancy and use classification. You can't even begin to review it without that information. You may decide that you don't agree with their proposed classification, but they have to propose one.

Without an occupancy classification, you can't review for allowable area, building height, or exit access travel distance. Without an occupancy classification, there's no way the constriction documents can "show in detail that it will conform to the provisions of this code ..."
 
Agreed. Looking forward to the information I have asked them to provide and anticipating their response got me revisiting this.
