Podium Question- Nonseparated Occupancies

My first post :)

I am working on a self-storage facility. Proposing a 5-story building using 510.2, "podium" .

Building is sprinklered.

1st Floor - Type 1A, M Sales Area (900 S.F.), S-1 Storage (10,697 S.F.), S-2 Parking Garage (8,787 S.F.) = 20,384 S.F. This is Building 1, the podium part.

2nd to 5th Floor -Type IIB, S-1 = 80,196 S.F. This Building 2.

Building height is 51 FT. above grade plane.

Can the Building 1 occupancies qualify under 508.3 Nonseparated occupancies? I am not clear regarding "the most restrictive allowances for the occupancy group..." potion of the code.

This addresses that for non-separated occupancies, you must follow the most restrictive provisions for building area, height, stories, egress, etc.

In the case proposed (ground floor, Type I-A, sprinkled M, S-1, and S-2):
  • Group M and S are in the same category under Table 504.3 (allowable height) with an unlimited height.
  • Group M, S-1, and S-2, under Table 504.4 (allowable stories), have unlimited stories.
  • Group M, S-1, and S-2, under Table 506.2 (allowable area), have unlimited area.
So, for the ground floor, you have no real limits for the size of the lowest level of the podium building. Note that you will need to review egress, but at 20ksf, you shouldn't have anything to extreme to deal with - maybe an exit passageway.

Regarding the upper levels of the podium building (floors 2-5, Type II-B, sprinkled S-1 at 80ksf):
  • Allowable height per Table 504.3 is 75 feet
  • Allowable stories per Table 504.4 is 4
  • Allowable area per story from Table 506.2 is 70,000sf
You have no issue with height (51<75) nor stories (4=4) nor area (~20ksf<70ksf).

I see no issue with non-separated occupancies given the proposed. Egress being the question, but need an egress plan to provide any comment on that.
