2009 IBC in PA, is a single dwelling unit, in a building with a B Use Group, and it is more than 3,000 square feet so no live/work, an R-3 or an R-2?

Are the occupants going to be permanent in nature??


What kind of business ??
 
I’m not familiar with the PA IBC so I’ll assume its similar to the IBC. I would call it an R3, if you call it an R2 you may run into accessibility requirements (i.e. Type B Dwelling Unit).
