As I've said before I have found it much easier to remodel than build new, even though it's more expensive because of the costs of permits and all the hoops you have to go through to build new, permit time will average two years as opposed to 7 or more years for new construction, others are adopting my methods now, the Willow Glen area in San Jose is a run-down lower class neighborhood that is not even safe to go into.
The greedy cities know what we are doing and are constantly changing their definitions or "remodel" and "rebuild".
