Seperation requirement for detached sun room to house

Where did you find the 3/4 hour seperation and is that a fire seperation?

I would start with what you classify the building occupancy as: Is it a U-occupancy(312.1)? next to an R-3, table 508.3.3 for seperations. Check muni-code to see set back requirements if any and building lot coverage allowed.

See 2006 IRC definition of an accessory structure, not greater than 3,000sf

A sun room is a room in the house

A detached sun room is an accessory use to the house, IMHO no seperation required

I think you are talking about the distance separation for two buildings on the same lot. That would be Section R302. Two buildings on the same lot require a 10' distance separation from each other or the one parallel wall would require a one hour rating. see the commentary for more explanation. It basically is to control fire spread from one structure to another, whether on the same lot or on two separate lots.

2009 IRC

R302.1 Exterior walls.

Construction, projections, openings and penetrations of exterior walls of dwellings and accessory buildings shall comply with Table R302.1.

Exceptions:

1. Walls, projections, openings or penetrations in walls perpendicular to the line used to determine the fire separation distance .

2. Walls of dwellings and accessory structures located on the same lot .

For a detached garage see R302.6 Dwelling/garage fire separation

after a quick review of the NYS Code, it appears that my comments refer to Section R302 which has been "enhanced" by NYS. We only have an exclusion for those structures that do not require permits. Sorry for the confusion.

We where the ones confused. Since the original poster is from Long Island NY your comments would be more applicable to his question.

Always helpful to note the state and code being used so those with more knowlegde with the "local" codes in a geographical will respond.
