Storage/shop space classification

I have a client that is proposing building a 16,000 sf building. Their business is spas, hot tubs, infinity pool sales/service/installation. They purchase these already fabricated. electric motors may be separate.
  • 8800 sf will be "shop space" where materials- ie hot tubs, sand, gravel, pavers, pluming piping, etc are delivered and temporarily stored- loaded on trucks for site installation. Not certain is this is S-1 or S-2....there are elements of both. Leaning towards S-1 as items such as "dry boat storage" is listed- stationary prefabed item.
  • 5600 sf is for spa display/show room- similar to car dealerships- classifying this as B-Business
  • balance is support space/offices
Ideally would like mixed use not separated and not fire suppressed (rural area) and There are different requirements to S-1 and S-2
Anyone have something similar?
 
If it has a mix that would fit both Groups S-1 and S-2, then you have to go with the one that presents the greater hazard, which would be Group S-1.
 
Always S1......Which I believe has a 12,000ft sprinkler requirement so you would need to fire barrier off about 4000 sqft to avoid sprinklers...So separate the showroom....
