Tenant finish question?

I have a tenant finish with two furnaces and they want to split it into two units but the furnaces will remain in the original unit.

Q. Can the new unit be supplied by the furnace from the original unit if a fire/smoke damper is installed at the seperation wall?

Is the separation wall required to be rated (fire barrier)? Or is it merely a demising wall between non-separated uses within a building?

Demising wall between two units. If the unit was to go back to the original size space the walls could be removed. The original space has seperation walls on both sides. Take a rectangle and make the first unit L-shaped and leave the furnace in the the first unit. Second unit wants to use the original furnace system. Does that make sence?

If occupancies don't need to be separated, your using non-rated walls, and supply and return air for each space is separated, should be good.

Doesn't the secondary unit have to have access to the furnace for maintenance etc? What if the first tenant moves out? I am not a commercial guy so I may be way off base here.

Sec. 306.1 shall be accessible, Sec.304.12 shall be permanently marked. matter of convenience? its code.

Kil, the section you posted really only backs up MY position (2006 IMC):

304.11 Area served. Appliances serving different areas of a

building other than where they are installed shall be permanently

marked in an approved manner that uniquely identifies

the appliance and the area it serves.

It is accessable, might not be easy to access, but it's still accessable, one way or another. No different than the buildings water supply. Do alll tenants in a strip mall have access to the water supply valve? It's accessable, to someone, somehow, sometime.

EDIT: I apologize for anyone that read my most recent reply, I came off a tad bit of an ass....sorry.

This is correct. While it may be bad design and a terrible idea, it is legal, and 304.11 specifically permits it.
