Type if construction for 2 story unlimited

Given:

2009 IBC

Existing 1 story metal building (Type IIB) 30 feet in height.

54,000 S.F in area

Fully sprinkled

60ft clear all around building

Occupancy: B & S1

Currently all of the criteria for an unlimited area build applies.

Question:

The building owner would like to create a small two-story office area within the corner of this building. He wants to use conventional wood framing and plywood deck. That would essentially downgrade the overall Type of Construction from Type IIB to a Type VB. Section 507.4 lists the criteria for an unlimited two story building but does not mention anything about the Type of Construction which leaves it open to interpretation.

So can this guy use wood framing to build a small second story within this large metal building?
 
Here is the CT amendment.......

(Amd) 507.3 Sprinklered, two story. The area of a two-story, Group B, F, M or S building of Type I or Type II construction shall not be limited when the building is provided with an automatic sprinkler system in accordance with Section 903.3.1.1 throughout, and is surrounded and adjoined by public ways or yards not less than 60 feet in width.

Really?....You can build a 2 story, wood frame, UA office building in unamended ICC land? WOW!
 
Very good. It appears that the ICC should make a revision to include "Type I or Type II construction"... as part of the basic criteria.
