Volleyball Building = A2 or A3/A4?

Applicable Codes: 2009 IBC and 2000 NFPA 101Fire Area: less than 12,000 S.F.Number of occupants: less than 300Type of Construciton: IIB / NonsprinkledA potential tenant wants to convert a warehouse into a volleyball practice building.There will be ten events during the year when spectators will be watching and consuming food and beverages from the concession stand.Question:If the concession stand is somehow limited to a "B" occupancy with less than 50 seats, would you agree that they may avoid the A2 classification that would otherwise trigger a fire sprinkler system?See attached illustration.Thank you!ICC Certified Plan ReviewerNFPA Certified Fire Plan Examiner

Absolutely, no sprinkler required.

Seating is 50; plus other spaces; plus game participants

Seating 750/15 is 50
 
The occupant load is the occupant load the key would be keeping the area less than 10% so the eating area is accessory to the A-4 use. You do not need to calculate the seating area as a separate A-2 use

You are correct in your math and that is why I am requiring them to fire rate and compartmentalize the restrooms and concession area to reduce the fire area to less than 12,000.

The overall occupant load would be less than 200 spectators, players, coaches, kitchen staff, etcetera.
