Greetings all,

Got an incomplete set of plans for 15 units R1 with a laundry. I have engineered plans but no architect has been involved thus far. If the R1 was 16 units state law would require architectural dwgs with stamp but since it's 15 they can get by without it.

Will be calling in the owners to talk about what they will need. Knowing the place has to be sprinkled but which type? If the laundry is separated with a 2 hour wall from the R1 can you get by with a 13R system or does it have to be a 13? BTW, I'm sure they are not thinking about sprinklers as there existing motel is without. This project is for an addtional bldg.

I will also inform them they really need an architect but regardless I need details of separations etc.

nfpa 13 r, are you under 2009 with no amendments?

why do you think the laundry room needs separation? what is the sq ft?, plus what is the new building sq ft?

sq ft aprox 7,500, no amendments that would apply here and yes 2009

508.2.4 Separation of occupancies. No separation is required between accessory occupancies and the main occupancy.

Exceptions:3. Group I-1, R-1, R-2 and R-3 dwelling units and sleeping units shall be separated from other dwelling or sleeping units and from accessory occupancies contiguous to them in accordance with the requirements of Section 420.

Whoops. I said 2 hour separation. It should be 1 hour.

If your project is 4 stories or less a 13R is permitted. I do not believe a "laundry" room is considered a ommission since it is a heat producing room or closet area Section A6.6.4 of 13R.

laudry room is about 500 sq ft. I might add that this structure has 14 rental rooms and also has living quarters for the owners as well as the laundry room. Laundry room has a door going from living quarters to laundry. One of the bedrooms is over the laundry too.

I will say I've done 4 motels (inspected) in the last several years and all had 1 hour separations around the laundry rooms. 2 of those motels went through ICC for plan review too. The other 2 were done 3rd party. All were sprinkled.
