Exterior Circular Stairs for existing high rise Bldg

Happy holidays.


Your insights are highly appreciated for the following queries pertaining to the building code requirements for an existing high rise circular exterior stairways: smoke proof enclosure, Staircase Pressurization and smoke control system, such existing high rise Bldg ( 12 Stories) has three exterior staircases and one inner enclosed closed stairways.

12 story exterior "non- enclosed" stair??? Seems like old school.

I am thinking a lot of people would head to the enclosed stair.

I am guessing it meets code??


SO how old is the building?????
 
Yes, it is scheduled for renovations in phases, sprinkler system is provided , however, it is not all through out, such stairs are not provided with AS.
 
Are there any local amendments to the IBC?
Has the Existing Building Code been adopted? Or are you using Chapter 34 of the IBC?
Are the exterior circular stairs enclosed or open?
Were they code compliant at time of original construction?
 
Chapter 34 is being adopted. The exterior stairwells nowadays are partially open. Maybe originally completely open , but now it is covered by precast panel with circular openings .
 
So what is your remodel wanting to do? Do you want to remove the stairways, or leave them? Use them as a required or additional MOE?

What's the occupancy of the building? Is this an office tower, or a bunch of apartments?
 
It is a hotel occupancy. The Q': Does the subject Staircase needs to be upgraded to be provided with Pressurization, Smoke control system, when the building is scheduled for renovations or not .
 
Are stair risers open or enclosed? Are doors to stairs fire rated with closers?
Are precast opening greater than 50% of wall area?
Can you attach a photo?
 
The doors from each floor to the stairways are wooden doors equals with panic hardware devices and swing towards the stairs. No evedence if it is rated door or not. Thanks for your help.
