New to forum. Hope this is correct place to post. Is it within code to convert an existing sf modular home into a duplex?
 
A modular home is a bit different than a mobile home IMO. The modular home could have enough square footage to be divided if the AHJ permits it. The mobile home if a single wide probably will not satisfy the square footage requirement of a duplex where a double wide mobile home may.

Zoning will be the first hurdle to see if the home will be allowed in the residential zone.
 
Existing mobile home. Square footage is sufficient.

As for code issues, a local thing

Would you need a fire barrier

Would you need a fire sprinkler system

Have to possibly add a new front door on one side.
 
I think you're going to run into a lot of fire-separation issues in trying to convert a modular to a duplex if it was not designed that way to begin with...

as the old saying goes though 'anything's possible if you throw enough money at it"
 
In my state a modular home is built to the IRC at a factory & moved to the the site and installed with or without the metal frame used for transport. This type of structure can be converted using the IRC prescriptively. If a mobile home this is built to a standard and would require a RDP familiar with mobile homes.
