I have an existing small hotel. Based on the existing plans provided their is a single rom that is accessible, without a roll-in shower. By my figuring they need 4 total accessible rooms, one with a roll-in shower (2018 IBC t1107.6.1.1). The hotel is undergoing a fairly minor renovation, in which two new rooms are being added in place of some former common spaces. Based on what I see the scoping for accessibility requires only the new rooms to comply (2018 IEBC 305.8.6). So if there is only one accessible room existing, and two are added then would both be required to be made accessible? That would bring the total to 3. And additionally, would one of them be required to contain a roll-in shower? Code requires the accessible rooms to be dispersed among the types of units, and both new rooms are the same type, so I want to be sure whether it is one or both that need to comply.
