    high piled storage would also apply since the fiberglass and plastic skins on these boats are above 6 feet off the ground..... remember a golf cart has the fuel load equivalent to 60 gallons of gas (hydrocarbons)

    I always thought that an exit passageway was for travel distance for an exit.... i.e similar to stairway - I believe that it has to dedicated to egress only and other uses are not allowed.     It would depend which door is the actual exit - if one door goes to the exit and the other goes to a storage closet - you may have an issue - not so much with the building code but perhaps ADA and/or fire code. Fire Code for reference -
