    Water Heater Seismic Strapping question

IRC & UPC require seismic strapping of water tanks at the upper 1/3 and lower 1/3 points. Code is pretty clear. Anyone allow by modificaiton use of a single strap on the stubby 30 gallon ones?? Just curious. Hope everyone is well.

6-Year Code Cycle Proposed in Washington State

Or in the case of the State of Washington, issues such as these can be addressed each year, using currently established procedures for addedums and emergency rule making. We print the state amendments on orange paper and insert them in to our books. If new pages come out, even every year, it's...

6-Year Code Cycle Proposed in Washington State

Thanks for the replies. Here is a draft response to the published PRO and CON position FWIW Opinion on extending code change cycle from 3 years to 6 years: Currently a Senate Bill in the State of Washington (SB 5378) proposed to extend the code change cycle from every 3 years (current) to...

6-Year Code Cycle Proposed in Washington State

SB 5378 - 2013-14 HB 5378. I will be contacting representatives and working on campaining heavily for this. Anyone else want to be included in the efforts? Send me a PM for contact info and I will keep you in the loop. I have put the question out to our legislative body if we can publicly...

    what is a bedroom

Hello there. We had this issue discussed extensively before (as a previous poster included a link). The issue of labeling a room to dictate its use should not be an absolute. If i have a large unheated area with 2 roll up doors (other wise known as garage doors), concrete slab floor, attached...

Occupancy classification F1 or S1?? or other??

Thanks Mark. I was leaning towards the S since stuff will be stored, albeit a short period of time. I think they will have a very specific prodcut (they didn't want to disclose that today), but that the contents of the package will likely determine S1 v S2 thanks again for the quick reply.

Occupancy classification F1 or S1?? or other??

Hey everyone. 8000 sq ft. warehouse type building. Packages arrive via trucks. Trucks unload via conveyors. Packages are sorted and put back out on smaller trucks for local delivery. Trucks are kept in the building overnight. no repair. Most packages are redistributed the same day so not...

    Ibc 1107.6.1

Spells out requirements for # of accessible and type B units for R1 occupancies based on total number of units on the site. 1107.6.1.1 for "accessible" seems pretty clear, you are basing this on the total number of units on site. The 1107.6.1.2 Type B apportinment, however, is based entirely...

    Mini storage units ??

They are maybe 400-600 feet then an upper floor of the same size. My concern is that the S1 is only allowed to be 1 story under allowable height and size, so they may have an issue.

    Mini storage units ??

6 individual units garage with a 2nd floor, orginally permitted as "Personal Use Only, private garage, IRC, Not approved for commercial use, etc..." (before my time and a long story). Owner wants to convert these to legal units for rental as storage units. Do you all use "S1" for rental...

Is your Code Adoption Legaly Binding?

I think, in short, what you are suggesting is what has been done. Thanks for the input.

Is your Code Adoption Legaly Binding?

The reason for having an adoption ordinance is to ammend Chapter 1, as allowed by State Law. I am not saying that our language is "non-binding", that was a reference from another poster. My main concern was that other posters had commented that a reference to "current edition" may render an...

Is your Code Adoption Legaly Binding?

I think we are ok then by stating " 15.04.050 International and Uniform Codes adopted. The following codes, copies of which (with the exception of referenced state statutes) are on file with the XXXX County auditor, are hereby adopted, together with all of the regulations, provisions...

Is your Code Adoption Legaly Binding?

I see a little feedback here but have an interesting question, perhaps someone can weigh in. State of Washington here. We have a State Building Code Council that adopts the current version of the I codes effective July 1 of the following year. This July we will have the 2012 I codes. They...

hood required for wood fired pizza oven

Funny that I just had someone asking about installing one of these in a new restaurant, just like the one in the picture. They intend to have the bulk of it outside, with the face of it on an interior wall. I think they intend to build an enclosure since these aren't rated for exterior, but...

Could you provide the code section only, not the whole text?

    Drawing ownership

Ok, assume I do that and the original draftsperson says "they did WHAT?!!".... What then.... Continue to ignore it?

    Drawing ownership

It's not your department. So if you see tools on a jobsite that you know were stolen from another contractor, ignore that too??

    Drawing ownership

I guess that was one of the questions I was wondering about. Let's just say someone went to another jurisdiction, made a public records request, and got a copy of the plans for a house that meets the prescriptive requirements of the code. They cross out the name of the owner and contractor in...

    Drawing ownership

Have you ever seen those drawings that say something to the affect of "this set of plans not valid unless this stamp appears in RED".... And you have a photocopy of the drawings from another project?? I realize we are not the copywrite police, but if something seems out of line, do people...

    Drawing ownership

I guess my thought was this. Hand written changes have been made to a set of plans. A note was added attempting to confer partial liablity for the original drawings, without the consent of the original draftsperson. Just not sure if that is ok.

    Drawing ownership

Curious if anyone has come across this or similar.... Draftsperson (and also a contractor) drew some drawings (floor plans and elevations) for a homeowner. Their title block and copyright notice are on every page. They are not a licensed design professional. (Company A) New draftsperson (not...
