Should Building Inspectors Have Hands-On Contractor Experience?

How important is hands-on experience for building inspectors? 100% essential that they have worked in the field for some amount of time, legitimately. Is it essential for inspectors to have worked in the field, or is a deep understanding of building codes enough to ensure compliance and safety...

Understanding and Addressing Perceived "Gray Areas" in Building Codes

Not sure I can answer if only given these two options. Is there some grey area in this I can use? ;)

Understanding and Addressing Perceived "Gray Areas" in Building Codes

I have not really seen any grey areas in the code. I know of different possible paths someone can take, but not grey areas.

    Everyone Loves a Cathedral Ceiling

Well, it's time to install the ceiling joists (rafter ties) within the bottom third. They won't have a cathedral ceiling but it will be vaulted.

    Permit Expiration

From 2004? Not a chance we would allow that to happen. From 2014? Not a chance we would allow that to happen. So, our building code was amended. It allows all permits to be good for 12 months. The first extension request is for an additional 6 months, for free. The second permit extension...

Why Building Departments Must Scrutinize Stamped Drawings

For some, its still a mystery. Even with code commentary I have seen some "special" inspectors working out there.

Why Building Departments Must Scrutinize Stamped Drawings

Well, our municipalities do actually siphon off permit fees and spend wherever they feel like spending it. Yes, they go to the general fund specifically for that. It started when the AICP planners started taking over/merging their departments with building departments. They are no longer...

Why Building Departments Must Scrutinize Stamped Drawings

Illinois is not one of those. If you are a small town, its up for grabs if a code compliant structure will be built. You can hire anyone you want to be the Building Official, plan reviewer or inspector. Or simply just make them sign a form stating that the structure will meet code. I'm...

The Impact of Installing EV Chargers in Condominiums

Illinois public act 103-0053 "EV-capable" means parking spaces that have the electrical panel capacity and conduit installed during construction to support future implementation of electric vehicle charging with 208-volt or 240-volt or greater, 40-ampere or greater circuits. Each...

The Impact of Installing EV Chargers in Condominiums

The EV car thing is quite odd to me. In Illinois there is a new law passed that now requires all parking stalls at new construction multifamily parking garages to have the capability to charge. So, ok let say there are 100 stalls, ques what? I need to make sure all stalls are capable meaning...

States that accept ICC certification, w/o state specific registration

Illinois has not adopted any specific building codes. At state level there are no set requirements. At the county level, there are no set requirements. A lot of cities are "home rule" and make up their own system of rules. Having said that, Illinois does require certain contractors be...

Becoming a Plans Examiner but still want to get my Architect's license

Yea,....... no. Not very likely (as-if) to get all categories knocked out in reality/actuality in 2.5 years on the level. Possible? As in this guy is the 0.02%? I'm not going to answer that. Can he/she have the hours required, sure, but not within all categories. Ever. <Waiter! Check...

Becoming a Plans Examiner but still want to get my Architect's license

You completed ALL of your hours in 2.5 years when the average is 10 years? These were reported to NCARB after being signed off by your mentor, a licensed architect? Ok, well, sit for the exams then. Should not take you long to pass these if you managed to get everything completed in 2.5...

    New home or ????

What if by calling it an addition vs new home it changes the permit amount because of how your software is set up for these two different things?
  22. rktect 1

    New home or ????

The existing home was about 2000 sq. ft. footprint and about 3200 sq. ft. for both floors. The new home reuses the garage exterior walls and utilizes a 12 foot section of another exterior wall. Overall, east to west, same footprint but north and south both expanded well beyond.

    New home or ????

OK. So I just got some plans for an addition. A two story addition. The entire home will be about 7,000 sq. ft. plus about 1,000 sq. ft. habitable attic space and 2,500 sq. ft. habitable basement. So really like 10,500 sq. ft. total home. Of that entire home the architect wants to leave the...
