    Job Site Temporary Offices

Except if there was an employee on-site who has notified their employer of a need for a reasonable accommodation, right? It may be rare on a typical job site, but not unheard of.

    Violation of R302.5.1 ????

This does not appear to be a violation to me. As you said the door opens into the living room/ kitchen area. Although there is no door between the living room/kitchen and the upstairs bedroom, the garage door does not open directly into the sleeping room. No where do we have a definition...

ADA existing RR vs Beer and wine license urinal requirement

I would say the applicant should show an enlarged plan drawing demonstrating CBC Ch.11B compliance if the urinal may be omitted. In a single-accomodation restroom I don't see why one would need both a toilet and a urinal. Perhaps ABC & Health Dept would be agreeable if provided with a clearly...

Recent fires stir concerns about adequacy of state's fire sprinkler requirements

Clearly Frank is saying that the process of installing the sprinklers will cause the need for some demolition, patch, and repair. So some amount of testing and abatement may be required, adding to the cost. That is no BS. But I would not require sprinklers on existing buildings outright. Some...

    Dentist office addition

That is a good story. Really they just want to add exam rooms so they can serve more patient$. If they were remodeling to make the existing ones accessible, then Ex 4 would apply. But by adding entirely new exam rooms I would not accept it. Got to do the accessible route. They may also be...

    Deck with Stair

It's just like a play structure, which is awesome, just rather they add that part after CO is issued and I am gone. I wonder if the gate had a safety latch like those used around pools would be acceptable as reducing the risk.

Door opening height - does threshold height count in measurement?

CBC 1008.1.1 Ex.5 allows door openings in dwelling units to be 78 inches in height. Ex. 6 allows exterior door openings in dwelling units other than the required exit door to be 76 inches in height. For other occupancies, 80 inches is the minimum, and it says "opening." That is pretty clear...

    CASp

Are CASp certified inspectors doing inspections for businesses as a courtesy? Since this provides certain reduction of exposure to litigation, this seems like a valuable service. I was assuming Chad is an inspector or BO. If so, do you provide CASp inspections as a free to the public? Or is...

Civil Law - Soon to be in the California Plumbing Code

I am curious how many AHJ's will actually enforce this, versus look the other way. It seems CalGreen is still considered "brand new" to many (even though it is three years old) and is not really enforced as the law requires.

    Stew on this.

CA already has laws allowing density bonuses for affordable housing. CA Codes (gov:65915-65918) Not every jurisdiction realizes it, but if a developer has an affordable housing project, they are within their rights to build as dense as they can justify without causing significant impact to...

    CASp

I'm pretty sure sharing test information is forbidden by law. But congrats on paying for the: $500 Eligibility Application (reduced to $100 for CA Licensed Architects, Landscape Architects, Civil Engrs, & Structural Engrs) $800 Exam Fee, hope the government is paying that. If you pass (good...

Attach ceiling channel to rated door frame?

Architect needs to respond to this RFI. They should be able to show that this is incorrect per their drawings and/or specs

    Kick-out and step flashing R905.2.8.3

Zooming in on the first photo it looks like there is step flashing behind that vinyl siding trim, So if that is true they just need to add a kick-out at the bottom, gotta do it, not hard to do, but must be done.

Smaller, older restaurants not immune from ADA rules

All I know is I am looking forward to California's new codes, 1st of Jan 2014, we get to have an accessibility code that is directly in- line with ADA, despite being more restrictive. It will make life a lot easier since the code section numbers in Ch.11B will match those of ADA. And thank...

    Residential Pool Inspections

If inspections involve verification of critical dimensions, then I would be sure the plans examiners begin requiring them to be indicated on the drawings prior to issue of permit. It does not make sense for this to be something we deal with only at final. I have not studied NSPI-5 before...

    Dog Leg Door Stops

Another similar "No-No" is the use of Vertical Rod Panic Devices...They can be used with the "Up" vertical rod only, but that brings up other problems of just not being very secure.Better to use a removable mullion post and use Rim Panics.

    Break Rooms

I didn't mean to say you were just trying to get out of it, north star, I see you were actually asking a more specific question of actual code sections, but there seems to be some discussion here of whether or not break rooms need to be accessible at all.

    Break Rooms

I would expect a break room to be accessible. Trying to justify otherwise may be possible, but I don't think it is wise to spend time and energy trying to find a way out of it.

Would you require permit / inspection / engineering?

No offense taken, but let's not hate on Kansas now...seriously a great state full of great folks...beautiful country. And we all know there are subprime contractors in every jurisdiction.

Would you require permit / inspection / engineering?

And yet it looks like they were about to pour right after this picture was taken... they will need to tear it out, bummer.

CA ADA Signage on Entrance Doors - Title 24 1127b.3

Thanks for your help folks, not trying to be argumentative, just searching for facts that are defensible in court. Although an "advisory" is not the same as the code itself, it does come straight from the source. Thanks.

CA ADA Signage on Entrance Doors - Title 24 1127b.3

I found what I was looking for...There is an advisory that is pretty explicit, "ISA does not require text descriptors," and therefore does not require Braille. 2010 ADA Standards for Accessible Design Advisory 216.2 Designations. Section 216.2 applies to signs that provide designations...

CA ADA Signage on Entrance Doors - Title 24 1127b.3

Weak argument. We are looking for a permanent identification sign in order for 1117B.5.5 to apply. 1117B.5.8.1.2 Entrance signs. Entrances to buildings and facilities that are accessible to and usable by persons with disabilities shall be identified with a minimum of one International Symbol...
