    Flat Commercial Roof Replacement

you should contact your municipality and ask them that question. each city/county is different. Some municipalities will have the forms as well as other requirements listed on their webpage so you can fill it out at the office and bring it in with the appropriate fee.

Sliding glass door threshold seems too high.

The 2012 code commentary for that section states that the 7 3/4" can be above both the inside and outside floor surface/landing. They do acknowledge that it could be a tripping hazard, and that way of building not a common practice. Based on the IRC I would say that the installation is code...

    Multistall mens restroom Barrier removal

i would think thats ok. Since they are in one compartment, I would count the entire compartment (WC + Urinal) as one plumbing fixture towards the # of required plumbing fixtures.

2015 IECC - Adding exterior doors to existing building envelope

I always found the statement from C505 - Change of occupancy or Use section at odds with the statement from 503.1 ....alterations to an existing building, building system or portion thereof shall conform to the provisions of this code as those provisions relate to new construction WITHOUT...

    Masonry Fireplace/Chimney Clearances

I'm reading thru chapter 10, 2015 IRC that deals with fireplaces. Section 1001.11 and 1003.18 are the ones that discuss clearances to masonry fireplaces and chimneys. When looking at the diagram of a fireplace/chimney Figure 1001.1 - next to letter R there is a note that states 'thermal...

ADA Door Clearances Required at Egress Stair Door?

I have a new multi story building - with stairwell whose intent is to serve as egress only - stairwell provides clearances on the outside (to enter the stair). The doors at all levels except for the ground level, will be locked from the inside of the stairwell. once you enter the stairwell, your...

Exit Access Travel Distance to Exit #2 - Any limit?

although only somewhat related, Chicago has issued a clarification about this issue (only applicable in Chicago of course) stating the same fact, that the distance is measured to only one of the required exits, and the travel distance to other required exits is essentially unlimited.

    Mechanical room fire rating?

to the best of my recollection, if this project is governed by the IRC, no fire rating is required for this room.

Occupant Load Factors for a Restaurant

booths are considered fixed seating - in 2015 IBC 1004.4 states 24" of backrest length = 1 person i would consider the storage room as accessory storage area from table 1004.1.2 at 300 gross the bar area, on the service side, i would consider as kitchen - commercial - at 200 gross per person the...

    Ridge Beam

Thanks, this is really helpful and an easy solution. Having been mostly on the design side of things, i don't always know how to resolve these 'problems'

    Ridge Beam

Hi guys, Ridge board question IRC 2012 - 802.3 2X12 rafters with a 12:12 pitch. This makes the face of the cut rafter almost 16", where the rafter meets the ridge board (not structural). What is the best way for a contractor to handle this situation. He would either have to use a 2x18 ridge...

    Commercial kitchen accessibility

On my projects (typically QSR's), i provide accessible entry, turning space, and exit. If the turning space is not close to the entry i have a 36" path to the turning area.

N1101.3 (R101.4.3) Additions, alterations, renovations or repairs.

my first guess would have been that the roof when exposed, needs to be insulated with the r-3/inch value in the existing cavity, and not necessarily brought up to current insulation requirements. I will look at the commentary when i am at the office tomorrow.
