Unlimited Area Buildings and Type of Construction

I have a 130,000 sq. ft. building, with mixed use occupancy of M & S-1. The Architect is claiming Unlimited Area AND Type V-B construction, quoting '09 IBC 507.3. I disagree with his call, citing Table 503, and Section 508.3.2, which references 503.1. The building is fully sprinklered...

Cell phone squabble pits contractors against city

Brudgers: I think this is a low blow and unwarranted. Some of our inspectors give out their cell numbers, and some don't. I'd prefer they didn't, so that all inspection requests could be scheduled through the front desk and documented. However, many of the contractors still call the front desk...

What To Do, What To Do......Fire Damaged Home (long)

Sue: I posted in the other thread on this, but when you do a notice and order for condemnation, you are required to notify all those with feduciary interest "BANK". That has always gotten action quicker than anything. If the mortgage is recorded, which it should be, you might want to contact...

What To Do, What To Do......Fire Damaged Home (long)

If you have law enforcement on your side, you can use a combination of the IMPC and local police regs to 'abate' the substandard, 'dangerous' situation. Problem is that the wheels of justice turn very slowly. In the past three months I've had two similar situations: 1) 86 year old woman who...

    THe Battle of Hastings

brudgers: only one to go to reach the 1088 for U of Bologna. Seems that went pretty fast!

    THe Battle of Hastings

We now have 1066 members. That number always reminds me of the Battle of Hastings. And, when I was doing the addressing for our County [way back when] I loved it when I could give someone that address on 'whatever' road. One time, the owner called me to tell me thanks, because that's how he...

Thank you for the update Jeff. At least we know he's still around, even if he's not being vocal. I miss him.

    Munitions Factory, H-2, requirements

Trust me mtlogcabin, the Zoning Commission in the County won't do anything such like. They did, however, stop a farming/sustainable agriculture 'school' from starting. The group came back with a 'toned down' proposal to only use 28 of the 500 acres for the project. The Munitions factory is...

    Munitions Factory, H-2, requirements

I've emailed this thread to the AHJ and hopefully he'll get some good information here. Our own Fire Marshal suggested that no less than a report from a Fire Protection Engineer would be required. I think that will be the beginning. The fact that another jurisdiction 'asked them to relocate'...

    Munitions Factory, H-2, requirements

I forgot to mention that they want to store 1,000,000 primers, also. Type V-A construction is also limited to 1 story and 7,000 sq. ft. This factory, because of the amount of explosives, etc. will definitely be an H-1 or H-2, not an F or S-1. They will be manufacturing bullets [cartridges] for...

    Munitions Factory, H-2, requirements

A neighboring jurisdiction has asked for assistance from us [City] in the form of time from the Fire Marshal and myself to help him review proposals for a munitions factory. The structures: 7,000 operations building; two other buildings of indeterminate size as of yet for: smokeless powder, 500...

    Problems with the industry

:banghdJar: I am dealing with legislation brought forward by one contractor who didn't like the upgrades he had to do in a remodel. He wants the burden of proof placed on the jurisdiction that there are life safety, actually 'significant' life safety issues and he wants it stated on the permit...

    Submittal Fees Poll

For residential we ask for a $500 plan review deposit, which is applied against the final fees. For Commercial projects we require 50% of the plan review fee up front. After you've been stiffed for fees on plan review a couple of times, you know you should charge something up front.

10 Best Reasons for a Waiver

A couple that have been aimed at me: "I"m going to have you fired." "I'll get elected to City Council and then I"ll be in charge." "These are only students. They don't need good houses." [This when I condemned a house that was being rented to four young men. They were happy to be kicked out.]

Moving in before CO is issued

Liability is a huge issue. The homeowners need to accept their own liability. To that end, we use the 'certificate of noncompliant structure' when they move in without benefit of a CO. To arrive at the Cert of noncompliant structure we first issue a notice and order that lists the items needing...

    Where's Uncle Bob?

I am personally saddened by UB's choice to 'leave the forum and not come back.' I donated money to help Jeff, not to get any perks or private areas for selfish reasons. Jeff will not survive on my donation, even when I send it monthly. Jeff stepped up to the plate in a flurry of activity that...

    Permitting Software

We do use PTWin. We paid for the upgrade about 18 months or more ago. Our calls for news on the 'time frame' getting URSA were not productive. We gave them 6 months, and 3 more months, and 2 more months, and finally asked for our money back. We got the money back. The support for PTWin has gone...

    Your AHJ permit requirements
