    Brewpub doesn't fit... Solution?

A successful small brewery wants to relocate and expand into a brewpub, serving food and their own onsite brewed beers. Local zoning doesn't allow the combination on the property they have selected, calling the brewing operation a "light industrial" use and the food service... well, food...

    Stacking of fire wood

I believe FCNYS 315.3 applies, as CDA's post #2 quotes. As a general precaution to fire, neighbors and owners DO have a responsibility.

    Is pex "plastic"?

Pex is plastic. The "AL" in ICE's post is aluminum, meaning the PEX-AL-PEX has an aluminum core, coated inside and outside with the PEX plastic. We are also seeing plastic only supply pipes, whcih everyone calls pex, connected with a crimping tool & ring.

    Construction not for CoO

That would work great if tenants didn't tend to move in first and then "ask for forgiveness". Yeah, like when it means busting out concrete to install drainage.

    Construction not for CoO

"I have run into a couple" You have run into a couple of what? Strip plazas are commonly built first then leased later. Some code provisions can be anticipated, and some cannot. A food service use has different needs than a retail or doc-in-the-box clinic, say. The example of the toilet isn't...

    Fire in South America

Those lower class Saxons again. Why don't they just go back... There are non-flammable foams & sound panels available, that could have been used.

    Day Care Occupancy Question

BCNYS 305.2 Day care. The use of a building or structure, or portion thereof, for educational, supervision or personal care services for more than five children older than 2 1/2 years of age, shall be classified as a Group E occupancy. 308.5.2 Child care facility. A facility that provides...

    Day Care Occupancy Question

A Day Care center is planning an expansion. The designers prefer the occupancy to be an "E", see BCNYS (ICC) 305.2. Does the above section intend that the entire facility, including areas for children under 2 1/2 years, be "E"? I see the ocupant load for an "E" is greater then a "B".

PM - Should the homeowner hire a plumber?

RCNYS "Plumbing" - P3201.2 Trap seals and trap seal protection. Traps shall have a liquid seal not less than 2 inches (51 mm) and not more than 4 inches (102 mm). Does that mean four inches vertical or horizontal?

    carpet or no carpet

I don't think carpeting is necessary to live in a dwelling unit.

Let's play whatever the inspector will accept...

Personally I would check the installation to see how the engineer statement compares with the "as built" truss repair. Including screw size & placement. If its OK then its OK. If not, well...

Are you a Chicken or a Pig????

The Code Enforcement Officer eats a breakfast of whole grains, fruits & nuts, greek yogurt and skim milk, and outlives them all.

    Defining Detached

If the deck is attached to both structures, that is a good argument that all three are attached. Will the connection to the water & sewer be made inside the existing house or in the yard somewhere? Not sure it makes a difference but just curious.

    Contiguous Property

I start with a search of the property tax records, which indicates the number of parcels. If the search isn't conclusive, find the deed(s) and see what you see. Sometimes the roads came through after the property lines were worked out over a handshake by old Uncle Ed and his neighbor. Several...

Off Topic Books Recommended for Reading

One book I have turned to for advice over hte years is "The Art of War" by Sun Tzu. There are lots of translations and versions aplenty. For a time it was popular among the corporate ladder-climbers, but they moved on to the next self-help fad, not understanding the basic precepts of battle...

Commercial Electrical Upgrade - Historical Building

"....rehab second floor..." Probably yes, depending on the extent of the rehab work. Any project costing in excess of $20,000.00 in NY needs stamped plans.

    Commerical Ceramics Kiln Install

Nope, no sprinklers in this mixed res/biz use - 100 year old solid brick 3 story bldg. There is however an older galvanized kitchen hood and exhaust system, left over from some previous food service use. MC/NYS 502.1 will be satisfied. Today I'm compiling data for the annual Codes report to NY...

    Commerical Ceramics Kiln Install

An Arts Center would like to offer ceramics classes, and has asked about the installation of a ceramics kiln. I am not able to find any metion in codes, nor any other restriction on the placement of the kiln. A good friend attended Syracuse Univ many years ago, and set one of the kins afire...

NFPA 90A - Ducted Pentration in Fire Wall

Seems to me you got it right, despite the 'what if' part - Corridor less than 2 hour rated? No dampers required.
