    Problems we face!

A timely topic, for sure! The last change of use I has was a M to B occupancy a couple months ago. The first obstacle IMHO is educating the owner as to why the space needs to be fully accessible including rest roooms, parking etc etc. Owner will remind Code Officer that this "costs money"...

    fire sprinkler backflow preventors

Just checking here - "coffee break training indeed! I'm getting some resistance to backflow testing from the 'contractors' nearing completion of two pretty big systems. "We never have to do that test anywhere else!" Which I am sure no one on the board has ever heard.

Smokes vs Heates on either side of a fire door

What appear to be fire doors can be smoke control doors, if installed in a corridor a certain way. In which case the smokies would be better.

    Subdivision Snafu

As predicted, the chair of the Planning Board had a solution. It can be divided calling the new lot a monument lot, with a quasi-public function. Done. Boom.

    Subdivision Snafu

A group of citizens wishes to purchase a portion of a residential property. The section they want is the site of a locally historic train wreck (search Hamilton Chocolate wreck). The site is the former depot area, which today still has some old lumber sheds and remnants of the trestle that the...

Garage with breezeway to house - still accessory sturcture? 2009 IRC

Here is the definition from our local zoning : ACCESSORY BUILDING -- A structure detached from a principal building on the same lot and whose use is customarily incidental and subordinate to the principal building or use. I think a breezeway includes a roof, and if the roof structure is...

pizza ovens, need assistance, type 1 or type 2

See Fatboy's above comment... Yes pizzas produce grease laden vapors, as do the other foods cooked in them.

    Deck Ledger and Lateral Loads

New York includes this paragraph, since 2007... R502.2.1 Decks. Such attachment shall not be accomplished by the use of...

I just finished "Born to Run" by Christopher MacDougall. So good I had to reread several parts immediately upon finishing. It includes an overview of the pro & am running scene, with histories, legends, ultramarathons, 100 mile trail races, primitive societies and evolution. I'm throwing away my...

Appliances not connected at final inspection

Not to get all technical, but houses need food storage and preparation equipment. Yes I need to see a functional stove or range. I hope no one is dumb enough to light up a gas fire place knowing the flue isn't connected, but suppose they don't know and the AHJ approved a Ceretificate of occupancy?

Is the facility a hangar? If not, and the equipment has been removed from the aircraft, maybe it is a simple F-1.

    Electrical Inspection Agencies

The agencies around here are pathetic. They can't seem to get a report in the mail! Today I tried to verify that a final inspeciton of a new house was done and the agency clerk complained about having too many applications to process, I should talk to the inspector, and she couldn't possibly etc...

Great Room framing on single family residence

The second floor laundry room joists at the left look like TJI's. At the edge of the floor, exposed to view, is a piece of solid 2X lumber. My understanding the solid lumber will shrink, and the TJI's won't. Engineered floor joist systems should (in NY) be accompanied by the design &...

Which brings up another question - what do you do about it? Tell the AHJ what to do? Point out thier problem? Or MYOB?
