    Unusual patio cover

This job reminds me of the idea that building codes help "protect people from themselves".

    Access ramp

BTW IMHO the aerial layout looks like they "went to lengths" to minimize the slope with the area they had to work with.

    Access ramp

If less slope than 1:20 it is not a ramp, it is a sidewalk, and as such is "street legal". Brudgers has it right.

30% reduction to Southern Pine Span Charts

Based on my experience with all kinds of insurance, any and all data newly published provide a rationale for raising premiums, in the boilerplate language of them all, "to better reflect the cost of providing the best level of coverage".

30% reduction to Southern Pine Span Charts

I don't know, BB. I hear the argument, even tho it might be very tongue in cheek, but as a resident of piney woods and a long time fan of SYP I have seen a steady decline of quality as far as growth ring spacing goes. Much of the pine lumber on the market today is so sapwoody that it has much...

    Zoning strikes again

I would agree with the permits guy, but owner should have been advised to ckeck with zoning. Corner lots here are regarded as having two "fronts". I think dumb is as dumb does, despite the nice looking job.

    workmanship?

When I worked for the local county AHJ I used to deride sloppy performers, but when I did the contractors would call the department head crying and I would be called down for inappropriate comments and being "personal" instead of businesslike.

    College Town Blues

I live in the metro area of a giant state research university, whose on-campus residence halls have been so gentrified that they have become "prestige" addresses, only affordable to those with big bucks or those foolish enough to borrow living expenses. The host city/county has the usual...

    Issues with typical cheapskate investor

"...The property was to be renovated upon our moving in..." Red flag went up on my mental landscape reading this. The time for renovating is before anyone moves in. It is not rocket science but common sense to know that any kind of work like this is more easly and more cheaply done when...

My favorite quote from Kurt Vonnegut is his description of two widely separated characters, "Actually they were distant relatives. They just weren't aware of it."

Today is the anniversary of Andrew, Cat 5, landfall at Miami. I remember the weather was overcast and stormy here at over 300 miles north, and the pressure drop goaded my beautiful daughter to drop thru the birth canal. She's nineteen today.

How are we doing with Permits?

'09 was slow, '10, was slower, '11 more slower. If not for zoning admin duties I would not have much to do.

What are the causes of corruption in building departments?

Everybody has the capacity to be crooked. It is not just part of original equipment, it is part of each person's ancestry, way down there.

    Look what was approved!

RJJ, I can tell you did not take art appreciation in school. If this were an essay in English the author could be said to use "poetic license". Don't you love the juxtaposition of opposite ideas presented by the funny glass and metal/vinyl thingy stuck onto the side of the antique structure?

    Raspy Female

I appreciate your sense of humor, ICE, but your story reminds me of the more than one time I got in official trouble for trying to make jokes, trying to be human, trying not to be stiff and official. After enough complaints and scoldings/reprimands I am much more likely to just bite my lip...

    Do you get complaints

Before long you should reach that tipping point of seeing just so much stupid, ugly, and stupid combined with ugly, that it won't bother you at all.

    Piers capped with 4" solids?

I don't know where you are, but states often license and permit moving and installation of these dwellings. They usually defer first to manufacturer's specs, but do publish standard instructions as a "default" set. Anchorage and support, utility connections, heating and cooling.

If you are going to try to make basement space habitable there may be egress issues. Architect would be helpful for the whole thing.
