    Chapter 33 questions

If it is close enough to a lot line, then it would be required by CH 33. I was seeking helpful discussion from others to see if there were historic (UBC) codes that dealt with pedestrian access within construction sites, not just adjacent too. or similar feedback as to the intent of the code...

    Chapter 33 questions

This project is 8 apartment buildings (separate, but all on the same lot). The work is mainly siding replacement, building by building and some excavation between buildings. Picture all the buildings being in a single line running north to south. A sidewalk runs the length of all the...

    Chapter 33 questions

Thanks for the feedback. I think I didn't explain this quite clearly enough. I have read and understand the scoping provisions, but my dilema is this. 3306.1 addresses pedestrian protection and states that peds shall be protected.... "as required by this chapter and table 3306.1" This table...

    Chapter 33 questions

Hey there everyone. I am getting in to a section of the IBC that I don't visit much (as most of our construction is rural residential). My reading of table 3306.1 indicates that the required levels of protection are based entirely on "distance from construction to lot line". This would seem...

Occupancy classification for a classic car display building

One consideration is that perhaps wealth has been accumulated over time by the cutting of corners, including code and safety issues. Just speaking in general sense, with no knowledge of the owner in question..... IMHO

    Steel building as a residence

Isn't the fact that it would be considered an "accessory structure" and that it exceeds the 3000 square foot threshold set forth by the IRC of concern??

    R612.2 Window sills

Washington has the requirement at 24" and it will likely remain that way. A spin off issue about this came up because 612.2 is specific to "dwellings". If someone has a "loft" or "office" above their garage, would it need to meet this requirement?? We posed this question beacause of the rural...

    Pit toilets on hiking trails??

Ahhhh, I see what you guys are saying..... Best to pass the buck on this one..... Will do!! :) J/K. The plans show the new facilities have the required turn space and handrails, so they very well may be made ADA compliant, I was just wondering if I should even ask them for interior...

    Pit toilets on hiking trails??

State Parks department wants to replace existing pit toilets with composting toilets. Most of these are very remote, accessed only through hiking trails. Should they be have grab bars and all other compliance (except a route to get there??) From IBC CH 11, which binds me, it appears so. Not...

IRC Accessory Structure Proposed Interpretation 23-12

THE ICC HAS SPOKEN..... Regarding the proposed interpretation 23-12 that I brought up a few months ago, the ICC has issued their final interpretation. It is contrary to the original draft and limits the size of an accessory structure (IRC) to 3000 square feet. Here is the text. It is...

    Stair violations?? or are they??

It is SJC but stairs are one of the few items regulated under the OB ordinance (at least handrails and landings).

    Stair violations?? or are they??

Usually built and maintained by homeowner or contractor. I will run it by the attorney. I do understand the "not suggesting anything" approach as well. We either regulate them or we don't. Thanks for the good feedback from everyone.

    Stair violations?? or are they??

This is sounding good. I didn't want to get involved with regulating these. They have to get a shoreline permit to add docks and stairs but we have never enforced any building code provisions. BLINDERS -- ON. Check. Does anyone see anything wrong or a potential liability with providing...

    Stair violations?? or are they??

Something else you can't see from the picture is that the stairs were built over the property line. Hence the need to tresspass...

    Stair violations?? or are they??

I had to do that to get under the 19k posting limit. If anyone knows a way around, I can repost a full size pic. The stairs connect a portion of the yard to the beach below. They are private, not public, but are nowhere near the house.

    Stair violations?? or are they??

Is the stair "structure", it's own entity, which would require egress to and from it, as a "structure", and therefore CH 10 requirements could be applied?? My reading of the commentary would tend to favor that conclusion.

    Stair violations?? or are they??

Thank you for the feedback. I don't have my mind decided either way. Wanted to get all opinions. Assume we discard the IRC and elect to use the IBC, it would seem to fit under the scoping provisions and a clear definition of a stairway is found as you provided. The rise/run, height, guard...

    Stair violations?? or are they??

Pictured is a set of stairs from a residential property to the beach. Would you apply the "means of egress" requirements found in Ch 3 of the IRC?Yes/No/Maybe & Why/Why not. Thanks for the feedback.

    Outdoor Wood Boiler for Heat

They are regulated by the code. Not legal in the State of Washington, per our Department of Ecology rules. http://www.ecy.wa.gov/programs/air/outdoor_woodsmoke/wood_Boilers.htm#Are_any_OWBs

So what is right and what is wrong with the ICC?

Lower scores are "better". I think we get a 99. :)

So what is right and what is wrong with the ICC?

We have an active "owner-builder" ordinance which decimates our ISO ratings. They tried to come meet up with us this year and I told them not to bother.

So what is right and what is wrong with the ICC?

I am starting a local effort in the State of Washington to go to an every other cycle adoption (6 years instead of 3). My goal is to lobby the state to skip the 2015. Our State has a Building Code Council that adopts the codes as well as providing state ammendments. Currently we have annual...
