Clearance in Front of Toilets 2009 IRC

I really like this one too! I need to tell the builder about this one.... But that would be like "In your face MR. INSPECTOR!" Which we as BO's and inspectors shouldn't do..... should I?????? (insert devil with grin here!)

Clearance in Front of Toilets 2009 IRC

Like I said this was aimed at another AHJ. The builder called me about the problem. I told him "Just take the door off"! He had a blank stare. The bathroom in question is in a master bedroom. He just smiled! I really shouldn't be putting ideas into builders heads should I? :)

Clearance in Front of Toilets 2009 IRC

Thanks all. I appreciate it. This question was aimed at another AHJ that requires 21" from the open door swing. You guys and gals are the best! I've also requested an ICC interpretation. We'll see how that goes. Thanks again!!!!:cheers

Clearance in Front of Toilets 2009 IRC

Okay... Section R307 Toilet, Bath, and Shower Spaces. This section specifies that the fixtures shall be in accordance with Figure R307.1 and in accordance with the requirements of Section P2705.1. The figure in R307.1 shows that a clearance space of 21 inches is required in front of toilets...

    Panic Hardware on Bronze Doors

Would occupants know that the panic hardware that is proposed is installed for egress purposes? Or would it blend in and the occupants would not know that the hardware is supposed to be "pushed"? People are creatures of habit. I know if I don't see any type of hardware on a door I don't push...

    Turnstiles

I think the occupant load of fifty will get them. If you are limited to a specific amount of people by the code and you cannot get the occupant load out.. even though they have the correct amount of exits then additional exits would be required.

2 day jury trial for code viiolations

Sounds like the jury was full of citizens that didn't like the government telling them what they can and can't do! Very wrong in the verdicts though. At least the judge saw what was going on and slammed him with a hefty fine. If he appeals to a higher court can the court find him guilty on the...

    Inspector won't climb the ladder.

I don't know when it will be posted on the web site but I have a list of tentative classes proposed. They are pretty much set in stone but still gathering information from other moderators. If you like I could send that info to you! I do know that it will take place May 21st through May 25th...

I want to be one of those guys that goes in and argues.... I mean discusses code issues with plan reviewers and BO's for clients. I have a son that...

    Board of Appeals Interpretation

That's what you get when you have the "good old boy" system. We've had problems in the past with our board being the "good old boy" and we have brought in the city attorney to "school" them on the law! In fact we just had a case before the board about ten months ago where they used the good old...

    Board of Appeals Interpretation

Thanks for the comments. cda there is a Texas Local Government Code that ALL AHJ's must go by in the State of Texas. The Code specifies that IF an AHJ adopts an ordinace that creates a BOA then you SHALL follow these rules. Here is a link to this part of the Local Government Code. Texas Local...

    Board of Appeals Interpretation

I need a little help understanding a part of the Texas Local Government Code. I know the majority of you are not in Texas but I figure who would be the best to answer this question than all of the smart people on this forum. Besides it just your opinion on what this means? The Texas Local...

    Inspector won't climb the ladder.

Well I climb ladders until I get another one like the last one about a year ago. It looked like it was 500 feet tall standing from the ground looking up... Probably 20 maybe 30 feet. Don't know but all I know is I climbed that one and I wil NEVER climb another one like it!! I had to go change...

    20 minute doors

My 2009 IBC does not have a section 715.4.5.1! And the section that is 715.4.5 is not even close to what we are talking about. 2009 IBC 715.4.5 Fire door frames with transom lights and sidelights. Maybe 715.4.6.1???? 715.4.6.1 Fire door labeling requirements. Commentary.. Labels on fire...

    Solar Panels Proximity to Pool

Well we went out to discuss with him the need for a permit to convert his pool into an accessory building and guess what we found? Looks like he is installing the solar panels the way he wants too and not the way we approved them. Hello stop work order!!! More popcorn anybody?

Two Different Types of Construction Within One Building

It doesn't help on determining construction types but it does tell me if I need an area separation wall and what rating the wall has to be. I have determined that the building is going to be a Type IIA. Within that building they cannot have any combustionable materials (Type V). If they want to...

Two Different Types of Construction Within One Building

Everybody has comfirmed my feelings/thoughts. Rooster you have to use Table 508.4 to determine IF any separation is required between occupancies and if required then that would determine what type of construction would be required between the two. Now that I have determined that there is not...

Two Different Types of Construction Within One Building

Yeah, BUT they listed it as Type VB didn't they? On mine they specifically stated that there were two different construction types. I don't know if they can get the amount of square feet with VB!

Two Different Types of Construction Within One Building

Okay.... Something I really haven't thought about! 2009 IBC 35,000 sq. ft. of F-1 classification no manufacturing just assembly of components shipped from outside source, 6,000 sq. ft. of B classification. Fully sprinkled. Architect is classifying F-1 area as Type IIA. The offices are being...

    Subcontractors

I have noticed over the past seven or eight years that the framers are subing out more parts of the framing. Back in the late 70's early 80's I starting subing out the roof decking. Now I see a crew framing walls, a cornice crew and then a crew to deck the roof.
